Condominium Documents

In order to provide the best information to all owners - as well as prospective owners and real estate agents - the Board has made all of the condominium documents available for online download. 

All users should note that there is the Oceana South Condominium II Association, Inc. and the Oceana South Association, Inc. The two are different not-for-profit corporations which serve the needs of the owners. 

The Oceana South Condominium II Association, also known simply as Oceana South Condominium Association is the Association which is responsible for the common areas of the residential building. Interestingly, there is no Oceana South I Condominium Association, as the name was changed many years ago to Island Crest - our sister building.

The Oceana South Association, Inc. (OSA) is also known as the Recreation Center Association, and is the governing body which administrates the recreation amenities such as the pool, spa, fitness center and clubhouse, tennis courts, and the dune crossover.  These amenities are shared with Island Crest to the south, and all members of both Oceana South and Island Crest automatically become members of the OSA upon purchase of a unit in either building. 

Because the scanned documents are quite large, the entire set has been separated into smaller, more easily downloaded files. The links below are listed in order, so users are advised to save, file and/or print them in the proper order.
